As summer winds down, we inevitably start to get back into our Fall routines…Back-To-School, football games, slow-cookers and “pumpkin” everything (whether we like it or not). Most of us have mixed feelings about the end of summer, but we can make a concerted effort to embrace it and enjoy the transition. If you’re not quite on board yet, I suggest shopping for a new Fall sweater, a light jacket or a pair of boots - it instantly takes you back to childhood, when the excitement of prepping for a new school year and seeing your friends was so much fun. Thoughts on the market…

Right now, the housing market is leveling off, which means more homes are selling for less than their list price. That creates a real opportunity for buyers—but many make the mistake of waiting too long, hoping prices will drop even further. Savvy buyers don’t wait for the average to fall—they’re the ones who move quickly and make the deal.

Some of the best opportunities come from homes that get overlooked—maybe the photos aren’t great, there’s no staging, or the property is tricky to show. These listings often sit on the market longer, giving you room to step in and negotiate. You’ll also find deals in homes that were priced too high to start. After a few reductions, many buyers lose interest, but someone ready to act can snap up a great value (check out the second property I highlight down below). And don’t overlook homes that come back on the market after a previous buyer walked away—often there’s nothing wrong - just perception - creating a great opportunity for you.

In today’s market, you may be the only buyer at the table. That’s a good thing—it gives you negotiating power. Waiting until multiple offers appear usually means competing, not negotiating. That’s why now is such a smart time to buy: fewer buyers are stepping up, and those who do are finding homes at great prices.

This year, I have continued to see a move towards a warm, layered aesthetic. Archways, wood elements, natural materials and color-drenching are all in play as people move away from bright, clean, minimalist design.

You can add elements to achieve the look without breaking the bank. Bring in warm tones - browns, dusty blues, beiges and soft greens. Speaking of greens - plants are super impactful. Potted trees, hanging plants, even air plants add a natural, organic touch to any room.

In terms of materials, get creative. Mix leather, linen, boucle, wool throws - work to add different textures and layers to your space. Create rooms that feel inviting and make people want to sink in and stay awhile.

The Best Restaurants in Portland right now

You know I love trying new restaurants. And even though Portland is still recovering from some setbacks, the chefs here continue to make the food scene one of the best in the country. The New York Times did a recent story, highlighting what they think are the BEST restaurants in the city right now. We’re pretty lucky to have so many great options!

On a personal note…

Living in the Pacific Northwest, and in Lake Oswego specifically, is such a treat. We are fortunate enough to have a boat easement on the lake and it makes summer evenings extra nice. I finally(!) got my boat license about a year and a half ago and it’s been a game-changer. It’s great not having to rely on anyone else when I want to get out on the water. A friend of mine captured this as we made our way back from a “ladies sunset cruise” a few weeks ago. It’s just so peaceful and beautiful out there. I had to share.
